Located on southeast Century Boulevard, Habitat for Humanity has proudly built 18 new, affordable homes in Hillsboro’s Reedville neighborhood. The neighborhood features 3- and 4-bedroom townhomes as well as four single-level ADA-ready homes.

The homes are located near Noble Woods Park and Frances Street Park and are walking distance to the amenities of Main Street and Tualatin Valley Highway. The homes are solar-ready and the community has a play area for neighborhood children. This is a truly wonderful place to call home!

We have two homes available for this location:

  • One 4-bedroom, one-level ADA ready home that includes a parking pad.
  • One 4-bedroom, 2-bathroom home that includes a one-car garage and one parking pad.

These homes are move-in ready and an approved buyer for these homes should expect to be in our program for 90 days or less to expedite the purchase process. As well as meeting our program requirements an interested applicant should have a minimum amount of $8,000 in savings at the time of application. If an applicant has less than the minimum amount saved, they must demonstrate that they have the ability to save for reserves and closing costs within 90 days of pre-approval. 

Applications for this home will be processed in order of the first completed application received and we will close applications after receiving 30 applications so that we may begin processing. After processing the first group of 30 applicants, applications may be opened again if we are unable to find a qualified buyer for this home. All applicants will be expected to pay a $30 application fee when and if we pull your credit report.

Documentation details:

  • 2 years of current Federal Tax Returns for all working adults in the household
    • Please provide every page of your 2024 & 2025 Federal returns. If you have not filed your 2025 tax return, please provide the years 2024 & 2023.
    • If replacement documents are needed visit irs.gov to request “tax return transcripts”, if applicable.
    • If you are self-employed: 
      • 2 years of business tax returns, if applicable
        • If you are self-employed, we cannot process your application with tax transcripts. Please provide the original Federal returns.
        • Please provide 2024 & 2025 Federal returns, including all schedules. If you have not filed your 2025 tax return, please provide the years 2024 & 2023.
  • 2 years of current W-2 and 1099 for all working adults in the household
    • Please provide 2024 & 2025 W2’s or 1099’s. If you have not received your 2025 W2 or 1099, please provide the years 2024 & 2023.
    • If replacement documents are needed visit irs.gov to request “wage & income transcripts”, if applicable
  • 2 months of most recent pay stubs (year 2026 paystubs) for wage income for all working adults in the household, if applicable
    • Please provide a minimum of 4 current paystubs for each job held by all working adults in the household.
    • If you are self-employed: 
      • 2026 year-to-date profit & loss statement
        • If you are unfamiliar with this document, you may request a template from Habitat staff.
        • A profit and loss statement is only needed for those individuals that are self-employed.
  • 2 months of official bank statements (your most recent 2026 statements) for every account held by the applicant and co-applicant, if applicable.
    • Please provide all pages of your bank statements even if the pages are blank.
    • As a reminder: It is not necessary to upload credit card statements. We will obtain your credit report.
  • If receiving SSI, SS, SSDI, TANF, retirement or pension benefits, please provide a recent award letter or benefits statement for all adults in the household.
  • Documentation of any other sources of monthly income for all adults in the household, if applicable.
  • Government issued ID and Social Security Card of applicant and co-applicant (driver’s license, state issued ID or passport)
    • If your social security card states “valid for work only with DHS authorization,” please upload your current work visa too.

Kindly note that the portal does not support HEIC (default image format for Apple devices). Please upload pdf, png or jpeg files only. Or you can bring your documents to our office and we will scan them for you.

Application processing

1. Processing will begin with the first fully completed application submitted.
Applications submitted without all required documents will be considered incomplete and will not be reviewed unless all required documents are received before the application round closes. If we are unable to find a qualified buyer, we may reach out to you to request missing documents.

2. If we proceed with processing your application, we will first review your income. If you meet the income requirements; we will send you an email requesting that you submit the $30 application fee so we can run a credit report. We accept cash, card, check, or money order.
If you do not meet the income requirements, we will discontinue processing your application and you will receive a letter of denial. You are welcome to reapply during a future open application round.

3. We will continue processing your application by conducting a credit check, verifying your employment and income with your employer, and completing a sex offender registry check. (We no longer require a background check.)

4. If you meet our financial and program qualifications, a member of our team will contact you to confirm your preferred community and inform you of the home size selected for your family. If you agree with the proposed home size and location, you will be asked whether you would like to move forward with that option and be placed on our list pending final preapproval from our Vice President.
If you do not meet the income requirements, we will discontinue processing your application and you will receive a letter of denial. You are welcome to reapply during a future open application round.

Processing times may range from a few weeks to several months. You can check the status of your application at any time by viewing the status bar in the application portal. If your status has not changed it means we have not completed the processing of your application.

Financial Information

Habitat requires homebuyers to finance the purchase of their home with a mortgage from an approved lender. This means that buyers will need to meet the underwriting requirements of the lender of choice including credit and reserve requirements.

Each neighborhood will have a mix of units available to buyers at different income levels. Depending on the buyer’s income at the time of purchase, any portion of the projected purchase price that is not covered by the mortgage, cash down payment and/or down payment assistance will be provided by Habitat.  

The housing payment will vary between buyers. Your monthly payment will be based on your income and household size.  Homebuyers must show that they can afford this payment without being cost-burdened (defined as spending more than 30-34% for your gross income for housing).

All the homes will be permanently affordable, allowing Habitat homeowners to build equity in their homes, while ensuring that the homes are affordable to the next buyer. This guarantees affordable neighborhoods in the future.
